Vanderbilt Beach Real Estate

The Vanderbilt neighborhood in North Naples is not a specific gated community but does encompass an area of streets with single family homes and a few condominium buildings.

The general vicinity of the area referred to as Vanderbilt is on the north side of Naples between Immokalee Rd. and Vanderbilt Beach Rd. to the north and south, and between Gulf Shore Dr. and the Gulf itself! As you can see, this is a fantastic area for beach lovers.

Many of the homes in this area were built in the 1970s, and recent years have seen a renovation of many of them. What were once modest beachfront homes have become beachfront luxury estates!

Vanderbilt Homes and Condos for Sale

The diverse housing options in this area include many luxury single family estates as well as high-rise condominium buildings. Since it is not a private community, there are many smaller condo communities within the neighborhood. One of the largest of these is the gated Vanderbilt Towers. It has 87 units, many with water views. It is comprised of three 8-story buildings. Community specific amenities include a heated swimming pool and boat docks available for lease.

Another luxury condominium high rise in the neighborhood is The Vanderbilt. Built in 2005, it has only 19 residences, all with Gulf views, and the building is situated directly on the beach. A typical unit at The Vanderbilt is over 3,500 square feet and includes garage parking.

Since there is such a variety of homes and condominiums in this area, it is difficult to provide an accurate range of pricing. There are definitely affordable options, with some of the condos selling in the low $300Ks. Of course, the larger and nicer the condo, the higher the price. It is not unusual to see some prices approach or even exceed multiple millions of dollars.

In the current real estate market, it is highly unlikely you will find a single-family home or even a single family building lot for under $1M. The majority of these properties will be in the $3M-$7M range, with some of the larger homes selling for even more.

Vanderbilt Amenities

As noted, the Vanderbilt neighborhood area does not have any dedicated amenities, but some of the condominium associations within the greater area do have their own dedicated amenities, such as pools, fitness centers, tennis courts, and club rooms. The various amenities can be seen on each of the individual condominium association websites.

For the single-family homes in the area, there is no formalized community so there are no formalized community amenities. Most of the homes here are grand and updated, so it’s likely they have pools, spas, fitness rooms, and possibly even a tennis court or putting green!

If you want to play a full round of golf or meet friends of tennis or a swim, there are numerous public and private options available in the surrounding area. One of the benefits of living in the Vanderbilt area is the proximity to all these things!

Also, having such direct access to the beach and the Gulf is an amenity in and of itself, and one that could be considered priceless!

Vanderbilt Surrounding Area

The area surrounding the Vanderbilt neighborhood offers everything a Southwest Florida resident could want. Located at the southern end of Vanderbilt Beach, nearby are amazing dining options at the Ritz-Carlton and LaPlaya.

Looking for something a little more cultured? The Naples Philharmonic and the Baker Museum are nearby. Want to take a stroll around an outdoor shopping mall? Mercato is just down the street, featuring a movie theater, upscale retailers, and plenty of dining options.

If you are interested in a day trip, plenty of options are just a quick drive away. The closest and most relaxing is a day spent on Sanibel Island, just a short hop across the Fort Myers causeway. Known for its seashells, beautiful beaches, and unique restaurants, it’s a great way to spend the day away from Naples.

Need to travel out of town? There are two airports nearby, the smaller and more private Naples Municipal Airport, and the larger Southwest Florida International Airport (RSW) in Fort Myers. Both are only about 30 minutes’ drive from Vanderbilt.
