River Reach Estates located in Bonita Springs may be one of the smallest managed communities you will come across. Consisting of only 8 single family homes and 14 villas, this is definitely on the small side. It is also rare to find such a luxury community with water access “west of 41”.
Completed in 2006-2007, these estates are some of the few with both gated entry and Gulf Access. Add that to the limited number of homes available and the odds of finding one for sale are pretty slim!
With such a small community, you won’t find a thriving social calendar run by the management company. However, it’s possible that you’ll have some amazing neighbors who throw great parties!

The homes all sit on quarter acre lots. All homes in this community have a private swimming pool and screened lanai. All homes also have a multiple car garage.
Every home is of course designed for the owner’s taste, but it’s safe to assume that all have upgraded finishes, often imported or designer. This includes the counters and floors, light fixtures, and even the windows throughout the home.
Some of these homes have amenities rarely seen in gated communities, including private elevators or outdoor kitchens! This is true luxury living in Bonita Springs.
Most homes (single family and villas) are priced in the $2 million range. Historically some homes have sold for less, but with the current interest rates and the high-end luxury of these homes, prices are currently pretty stable.
River Reach Estates Amenities
There are no common amenities at River Reach. This is likely due to the size of the homeowner’s association and the fact that each residence has its own amenities like swimming pools and fitness rooms.
One of the most coveted aspects of River Reach, although not a shared amenity, is the private boat dock and boat lifts that each home has. There is direct access to the Gulf of Mexico via the Imperial River.
There is of course still an HOA fee, coming in around $13,000/year, which covers the maintenance of the community, as well as lawn care, pest control, irrigation water, weekly pool maintenance, roofs and exterior of the buildings. This makes living in River Reach almost worry free!
If you are looking for the typical amenities found in gated communities like golf and tennis, there are plenty of options nearby. Whether you join a private club or play a public course, you are sure to find a court or a green that suits your style.

Located off Bonita Beach Road on the Western end of Bonita Springs, there are plenty of things to do not far from home.
Looking to put your feet in the sand and watch the ocean waves? Bonita Beach is a short drive away.
Want to do some nature sightseeing? Naples Botanical Garden is just south and offers amazing tropical landscape and birds to check out.
Shopping and dining more your style? Head to downtown Naples and stroll along 5th Avenue, the place to see and be seen.
There are high end shops, fine dining, and of course a Starbucks. 5th Avenue Naples is home to art shows, festivals, and even a luxury car event once a year!
Whether by boat or by car, there are two great islands to visit, Sanibel Island to the northwest and Marco Island to the South. Both will give you a true southwest Florida island vibe and each have amazing beaches as well.
Looking to head north for the summer or take a trip out of town? There are two airport options not far from River Reach.
The first, and more exclusive, is Naples Municipal Airport. This is primarily for private jets. The second, larger option is Southwest Florida International Airport (RSW), located about 30 minutes north. This airport offers more daily flights and more destinations.
