Catalpa Cove Real Estate

Fort Myers, Florida is a large city with many different neighborhoods, all along the spectrum of size and price range. Catalpa Cove is at the high end of both of those. The community, located in South Fort Myers is an upscale and gated boating neighborhood.

Built in the 1990s, Catalpa Cove is truly a boaters’ paradise, with all homes having docks as well as additional community docks available for use. Catalpa Cove is situated on the Caloosahatchee River, which leads directly to the Gulf of Mexico, allowing for open water access 24 hours/day.

Catalpa Cove’s location at the southern end of Fort Myers allows quick access to Sanibel and Captiva Islands as well as its neighbors to the south, Bonita Springs and Naples.

Catalpa Cove Homes for Sale

Catalpa Cove Real Estate

This exclusive community consists of 79 single family homes. There are no condominiums, townhomes or coach homes in the community. The homes range in size from approximately 2,800 square feet to over 5,000 square feet.

Many of the homes here were built in the Mediterranean style, with high vaulted ceilings and open airy rooms. There are also many large screened lanais so that owners can enjoy outdoor living without the hassle of Florida bugs!

Prices for homes in Catalpa Cove range, based on size and finishes, but on average they are around $750,000. This is on the higher end of some other communities in the area, but each home does come with its own private dock with access to the deep-water canal connecting to the Gulf.

It is possible to purchase a home here for less than that, some properties have sold for closer to $500,000 in recent years, but the location and boating amenities make this a very attractive community, subsequently driving up the price of homes.

Catalpa Cove Amenities

Surprisingly, HOA fees at Catalpa Cove are only $2,300 per year. These lower fees are an indication that it is not a golf community, but instead is geared toward boaters and those who want to lead an active outdoor lifestyle. The annual HOA fee allows you access to the following amenities: children’s playground, tennis courts, pickleball courts, a gazebo, and a community picnic/barbecue area.

One surprise feature in the community is a commercial ice machine. When you’re a regular boater and enjoy fishing, massive quantities of ice are a necessity!

Since most of these single-family homes are quite sizable, many have in-home gyms, so there’s no need for a community fitness center. Some homes also have private pools or spas, allowing for additional exercise options. The secure, gated neighborhood is perfect for walking in the early mornings before the temperature gets too high.
