The Moorings is a private waterfront community in Naples, featuring the only country club west of the Tamiami Trail.
As Southwest Florida communities go, this one is definitely on the larger size, comprising more than 1,300 acres, nearly half of which are lakes and waterways. With over 4,000 residential units, this is also one of the most populated communities in the area.
The land was purchased in 1957 by a development company owned by Milton Link. He continued over the next few decades to work with builders, resulting in what we see as the present-day version of The Moorings.
With a prime location in Naples, the community is bordered by Binnacle Rd. and Spring Line Dr. to the north and south respectively, and the Gulf of Mexico and US-41 on the East and West.
Neighboring communities include Park Shore to the north and Coquina Sands to the south.
One of the things most admired about this development was the way in which it incorporated its natural surroundings and lush landscape into the community. The tree-lined streets showcase local palms and native flowering plants. Residents and visitors are able to truly enjoy a tropical paradise in Southwest Florida.

As previously mentioned, there are nearly 4,000 residences in The Moorings, consisting of both single-family homes and condominium residences.
There are approximately 875 single family homes, and 82 condo buildings, which make up the remaining 3,000 residential units. As you can see, The Moorings is a very large community.
Properties in this neighborhood vary in size, style, and price. You can find everything from a luxury penthouse condominium to a “retro” single family ranch-style home, and everything in between.
Prices of condominiums start at just under $300K and can climb up to around $5M for the biggest and best views. Single family homes range from half a million dollars to around $6M. One of the nice things about The Moorings is that there is a price range for people in every budget.
If you are looking to buy in this community, be sure to check on the HOA fees, as they are on the high side, and can vary. Some condominium fees will be around $6,000 per year, others can be as high as $12K or $18K per year.
The Moorings Amenities
With such high HOA fees, you would think that there are numerous amenities at The Moorings, but in fact much of the fee goes toward maintenance of the grounds and capital improvements.
There are some community pools and a clubhouse, and members also get exclusive beach parking privileges. Depending on which condo building you live in, you may have access to a fitness room or tennis courts.
There are also bike and jogging paths throughout the community. Additionally, the homeowners’ association does do a great job of hosting community gatherings and events throughout the year for residents and visitors.
For the waterfront properties in the community, there is direct Gulf access via Doctors Pass, also a favorite among kayakers and paddle boarders.
The Moorings Surrounding Area
The Moorings is such a large community that it is almost like its own small city. With proximity to the Village Shops at Venetian Bay, residents can shop and dine all they like while staying close to home.
If you’re looking to venture a little further, downtown Naples, 5th Avenue is a hub of galleries, boutiques and dining options.
Bordered by US-41 on the East, The Moorings is a great launchpad for day trips to explore other parts of Southwest Florida, to take in a ballgame, or even to wander a museum.
The Red Sox have their spring training facility in nearby Fort Myers, and the Naples Zoo and Naples Botanical Garden are a short drive from home.
If it’s important to you to be able to travel out of state quickly and easily, there are two nearby airport options. The first is Naples Municipal Airport. Frequented by private jets, this airport is less than 15 minutes from the Moorings.
If you are flying commercial or need access to a larger airport for international travel, Florida Southwest International Airport (RSW) is about a 30 minute drive from the community via I-75.
